PRE-cOMPLETION INSPECTION
The Pre-Completion Inspection looks for issues according to NHQB standards and follows the NHQB checklist, so your developer can resolve them before moving in.
Best for those wanting as many issues resolved before moving in. Completed at least 14 days before completion.
SNAGGING INSPECTION: POST-COMPLETION
The Snagging Survey checks for issues by NHQB standards, but also warranty providers such as, NHBC/ Premier/LABC (or other), and building regulations, making the scope of inspection wider compared to the PCI.
This is our most popular survey. It is conducted post-completion (0-7 days is ideal) up to 9 months after move in.
The Want the best of both? You can combine a PCI and a re-inspection/snagging survey for a discounted rate.
The PCI will help to get most issues resolved before moving in and the re-inspection will take place post- completion to check that all issues have been resolved correctly and to standard, it will also highlight any further issues included in the snagging surveys wider scope, i,e warranty providers and building regulations.

A snagging inspection can take place either before moving into your new home/prior to completion (pre completion inspection) or after the property’s official completion/moved in (post completion inspection), usually within the first week of completion.
Ideally a post completion inspection (within the first couple of weeks), is preferable as it allows for a much more in depth inspection, and current building regulations/NHBC guidelines can be referred to.
Although it is preferable for a snagging inspection to take place within the first couple of weeks after completion, your inspection can be completed up to 2 years after moving in. If you haven’t had your snagging inspection, it is still recommended to do so before your developer warranty ends.

The speed of snag resolution may also depend on the responsiveness of the developers. Some property developers have dedicated staff outside of their construction teams to handle snag fixing efficiently.
